What's New in the Mortgage Industry

Spring is definately in the air.  The rain does not want to seem to go away, but the good news is I have seen the tulips coming out of the ground, which means summer is coming.  Being a homeowner, I am already thinking about the projects that need to be done, painiting, deck, landscaping.  Now would be a great time to save money so that you have money to do those items.  With the rates still very low, now would be a great time to refinance your home and start saving money to get those projects done.

If you long for a yard and don't have one because you rent.  There are so many good deals out there on homes and with the rates being low, now is also a great time to purchase something.

I know many poeple do not think they can afford a mortgage, but I have seen payments that come out lower than what you are paying in rent, so why not call and find out.

I can not get over that 2012 is coming to an end shortly.  It seems like this year went by so fast.  Sometimes you have to slow down and take it all in or it may pass you by.  I look forward to the Holidays and spending it with family and friends.  This is one of my favorite times of the year.  

The rates have continued to stay very low for most of this year.  So if you have not refinanced, now is the perfect time.  I am sure the rates will go up eventually and you don't want to be the one that missed getting that lower rate.

I woud like to wish you and your families a Happy Holiday season and blessings for the 2013 Year.  It is going to be a great year.

It has been a long time since I have been on here.  We moved to a new building which is so much nicer.  With the rates being so low, I have been really busy and now the new HARP 2.0 program is available.  This program is meant to help consumers who are under water on their mortgages, due to the value, be able to refinance regarless of the loan to value.

The holidays are upon us.  I love this time of year.  Waiting for some snow we are supposed to get tonight.  It will really feel like December then. 

Although the rates have gone up over the last few days, they are still good and now would be a great time to refinance and save some money.  Think of what a great way to start the New Year.

Wow, I have been so busy and have forgot about my blog.  I hope everyone is doing well.  Things have been crazy in the mortgage industry, with rates AT ALL TIME LOWS.  I tell everyone, that if you have not taken advantage of this lower rate, whether it's with Community Mortgage or not, please make sure you do.  I don't believe rates will be this low forever and eventually they will start to rise.  I wouldn't want ANY of you to miss this great opportunity.

Now is the time to start savings money.  It seems all of America is finding ways to save money and this is just another way to do it.  For those of you that have an FHA loan, I would suggest an FHA Streamline Refinance without the appraisal.  You will have to bring your escrows to closing (we pay our borrowers closing costs), but you will get your old escrows back after we pay off your old lender.  If you do not roll anything into the new loan, you do not need to get an appraisal, so your appraised value will not be a concern.

Can you believe that it's Super Bowl already?  There is so much hype.  Kind of like the mortgage business.  I am going to root for the "Saints".  The underdogs.  I hope you all have a great Super Bowl.

There have been so many changes in the mortgage industry, it would be like writing a short book to explain them all to you.  There have been RESPA changes and form changes.  This all in hoping to help the consumer.  Between you and I (and I guess the whole world, since we are on the Internet) I think some of these forms have confused the consumer and some of the new guidelines with ordering appraisals has hurt the consumer.

Like I have always said, I don't think the people that pass the regulations have ever been in our business. 

This all has come about because of the bad people that were once in our business.  Most of them are long gone by now. Don't get me wrong, I do believe in regulations and think everyone should follow them.  

I guess all we can do is keep moving forward even with tighter guidelines for everyone including the consumers.  Have a great SUPER BOWL weekend.

I would like to start by telling you Happy New Year.  I had anticipated that this year would be better, although it didn't start out that way.  I still have high hopes that it will be a great year.  It's important to stay positive, especially in today's economy. 

The good news is that Rates are still low and the first time homebuyer credit is still available, so now is a great time to purchase a home.  There are still many good deals out there to be had.  As a reminder, we offer 203K Rehab loans and also loans for Investors.  So if you find a house and like it, but it needs a lot of work, give us a call.  This is a great program.

I would like to start by wishing everyone a Happy New Year's.  I am looking forward to a few days off.  I know that 2009 was a tough year for many people.  I hope that 2010 is better for everyone. 

There is a lot of change coming up in the mortgage industry.  There seems to be never ending changes in our business lately.   Loan officers must now be registered on a National Database.  I think that it is very unfair that they do not make Bank loan officers follow the same procedures.  But I believe it sets us apart from the banks now.  We are held to a higher standard. 

There is also going to be a new good faith estimate for the borrowers, which is four pages long. They did this so that the consumer will not be confused. Unfortunately, I think they are going backwards.  I believe that this will confuse the customers, but with a good explanation of the form, they should understand it.

Again, I wish all of you a safe and Happy New Year and hope you enjoy.  Call us for any of your mortgage needs.

While the weather outside is changing, so our the underwriting guidelines for both Conventional and FHA guidelines. Therefore, I would not delay the processing of your file.  Please remember to always provide the documents the lender is asking for in a timely fashion.

I had a great time over Thanksgiving.  It was great to see so many of my old friends and family.  I laughed so much that my stomach hurt and I was crying.  It was  great weekend. I hope you all had a great one too.

With the holidays coming up and the rates still low, call today to Refinance.

It's amazing how fast this year went by and it's almost over.  Remember when you were in high school and you thought the 4 years lasted forever and they told you to enjoy it, because once you got out of high school, time would fly by.  Whoever said that wasn't kidding.  Time sure has flown by.  I look forward to spending the holidays with family and good friends.  What I don't look forward to is all of the changes in the mortgage industry.  It seems to be never ending lately.  As always, we will deal with it and move forward.  So, if you are in the process of getting a mortgage, please make sure that you provide the company whatever they need to get your loan approved in a timely fashion.  Unfortunately, our business changes guiidelines so rapidly, you don't want to delay the process and end up not qualifying.
